Luxury apartments in Pune: what to compare before you choose
People searching for a luxury apartment in Pune are usually weighing more than a price or a brand name. Size, specification, the amenities you will actually use and the distance to work all matter. This page sets out what to compare, and what two of Life Republic's premium apartment projects, Canvas and Atmos, offer.
What to compare in a premium apartment
- Carpet area. This is the area inside the walls that you can use. Compare it by home type, not by the headline size of a project.
- The specification sheet. Flooring, fittings, doors and windows are listed in the specification sheet. Look for brand names, and for the words "or equivalent", which let the builder supply another make.
- Provision versus installation. "Provision for AC" means points and sleeves are ready for an air conditioner. It does not mean an air-conditioning system is supplied.
- Amenities in your own project. Pools, clubhouses and halls differ from one project to the next. Check the list for the project you are buying in.
- Parking. Ask how many parking slots come with a home and where they are.
- RERA registration and possession. Check the registration number and the stage of the project on the MahaRERA website.

How to read a specification
Specification sheets often say "or equivalent make", which means the builder may supply that brand or a comparable one. Canvas, for example, lists sanitary ware as "Duravit/Kohler or equivalent make". Atmos lists "provision of electrical points and sleeves for AC". That prepares the wiring and the wall for an air conditioner, but it does not mean one is supplied. Ask for the final specification in writing, and keep it with your agreement.
Questions to ask the sales team
- What is the carpet area of the exact home I am considering?
- Which specification sheet applies to my tower, and which brands does it name?
- Which amenities are complete today, and which are still planned?
- How many parking slots come with the home?
- What is the possession date, and what does the RERA registration say?
