Their very welcoming sales manager showed us around Life Republic and with the master plans in our hand, we knew exactly how we were navigating through this huge project with its grand 5 acres entryway, followed by sales office. The current sales office is proposed to be demolished and converted into a commercial complex. The living spaces commence after a roundabout and these are further spread across different avenues. There are operational convenience centers, fire station with apt equipments and “Anisha Global” school which has over 200 students already enrolled in the current session. While on our smooth within-township drive, what was worth noticing was the uniformity in landscaping that was maintained with features such as broad walkways on either side of the 6 lane cemented roads for making walk-to-work or shop an easy affair. The major feature-its central boulevard lying at the heart of Life Republic is where from the arterial roads branch out through this integrated township to connect the different avenue clusters within the whole area, as well as to the exterior main roads.

1. Connectivity

Although Life Republic is connected by PMT buses which ply on an hourly basis as of now, the transport connectivity shall be enhanced once the township is inhabited by more occupants such that the buses arrive here every half an hour, making it easy for the residents to travel to and fro their workplaces and for other errands outside the township. In addition, when I enquired them about travel within this huge township, they mentioned that they have proposed to implement shuttle service for residents to further improve accessibility within the township. Life Republic has Wi-Fi connectivity and each building is fitted with solar panels.

We were told that average pricing of residences at the township has seen an appreciation of around 27% in the past 4 to 5 years, which is commendable when compared to others in the area. Moreover, Life Republic though shares the same address Hinjewadi with others,it being a little away from the main commercial districts lends it a different appeal. The area and surroundings are quaint, green and peaceful. One can drive down to Mumbai-Pune expressway easily through the roads that takes one through country side. Not so far from here one can have a good look at the majestic Pavana river and Kasarsai dam is also adjacent.

3. About First Avenue Life Republic

Kolte Patil recently launched the First Avenue at Life Republic, which like its earlier cousins has its own identity. First Avenue will have 7 towers of 22 storeys each and comprises of 2 BHK & 3 BHK apartments with sizes ranging between 1039 to 1496 sq.ft. The possession of these apartments is scheduled 3.5-4 years from now. There is a foyer in every apartment. While a 2 BHK will have a deck attached to the living room, the 3 BHK will have decks attached to living room as well as a bed room

These 7 towers (~1200 apartments) will have their own club house and swimming pool, in addition to the club house that will be coming up at township level in later stages. The Special Launch price for First Avenue apartments is Rs. 4,900 Per sq.ft. valid till 31st May 2016 and price range is Rs. 55 lakhs lacs-Rs. 75 lacs. Kolte Patil upholds the responsibility for its maintenance thereby ensuring that it is efficiently taken care of. The residents shall only be liable to pay maintenance charges at the time of possession and recurring charges at actuals.

Life Republic also has its Autonomous Zonal Governing Authority. The project overlooks the the Sahyadri Hills and has 60% open area plus an individual wall compound for each sector.
